We’re proud to celebrate the opening of Populus Seattle, a 120-key boutique hotel in the heart of Pioneer Square that sets a bold new standard for sustainable, design-driven hospitality.

An Icon Reimagined

Developed by Urban Villages, Populus Seattle is housed within the Westland Building, a historical warehouse originally constructed in 1907. This adaptive reuse project beautifully bridges past and future—restoring the integrity of the original brick façade while transforming the interior into a modern, welcoming space infused with natural light and contemporary comfort.

As one of the largest LEED Platinum-certified and NPS-approved historic preservation projects in the U.S., Populus Seattle is more than a hotel—it’s a case study in responsible urban development.

Carbon-Positive by Design

In a city that values innovation and environmental stewardship, Populus Seattle leads by example as one of the first carbon-positive hotels in the region. Over its lifetime, the property will remove more carbon from the atmosphere than it produces—an ambitious and inspiring achievement made possible through a combination of renewable energy, low-impact and local materials, and future-minded design choices.

This marks the second hotel under the Populus brand, following Populus Denver, and we’re honored to have contributed procurement expertise to both. Supporting projects that prioritize long-term environmental health while delivering exceptional guest experiences is always rewarding to our teams.

Biophilic Design Meets Local Flavor

Inside, guests are greeted with interiors that reflect both the natural beauty of the Pacific Northwest and the urban soul of Pioneer Square. From thoughtfully curated FF&E and OS&E selections to organic textures and locally inspired details, every corner of the hotel is designed to feel grounded and alive.

Many of the pieces our team procured are composed of locally sourced wood with natural aesthetics (i.e. dining chairs, credenza, coffee and side tables, and more) from manufacturers based in Washington and Vancouver.

  • A signature restaurant, Salt Harvest, spotlighting regional flavors
  • Pioneer Square’s first rooftop bar, The Fern, offering sweeping views of Puget Sound and downtown Seattle
